Local family medicine and urgent care chain opening a Van Ness location - Forest Hills Connection

Van Ness is getting an urgent care and primary care clinic – its first since Walgreens closed its pharmacy and walk-in clinic at 4225 Connecticut Avenue in 2015.
AllCare Family Medicine and Urgent Care will set up shop at 4340 Connecticut, in a 27,000 square foot space that temporarily housed the Cleveland Park Interim Library and then the Washingtoniana Collection. The space has been vacant since early 2020.

UDC will be its landlord. The UDC Board of Trustees approved the lease Tuesday evening. David Franklin, the university's acting chief operating officer, told Forest Hills Connection that he's excited about the possibilities. AllCare and UDC are discussing internships and practicums for UDC nursing students, he said.
The AllCare locations are usually staffed by nurse practitioners, physician's assistants, an administrative staffer and at least one doctor. They provide primary and urgent care through telehealth or in-person visits.
AllCare's parent company, Capital Healthcare, is located in Alexandria, Virginia. CEO Gevorg Sedrakyan, an MD in internal medicine, founded AllCare in 2013. Its first site was in Alexandria and in eight years it has expanded to 17 locations, with the majority in Virginia plus four in Maryland, one in Georgia and three in DC. Currently, the closest AllCare clinic is at 3500 Wisconsin Avenue, in the former Burka's Wine and Spirits location.
The Van Ness AllCare will be one of the ground floor retail tenants at the UDC law school. Franklin said AllCare/Capital HealthCare PC was offered a ten-year lease with an option for five-year renewals. The rate is $47.50 per square foot, with an increase of 2.5% each year. AllCare has 150 days to modify the space, and since UDC is not providing a tenant improvement allowance, AllCare is getting a rent abatement for the first 12 months.
There is no onsite parking for this facility. The alley that abuts this space will serve as a drop-off spot. The apartment buildings that surround the area make this a walkable location for many Van Ness area residents. It's a block north of the Van Ness Metro station and the southbound L2 Metrobus stops outside the building.
UDC has been working with commercial real estate broker KLNB to find tenants for its vacant retail spaces at 4340, 4250 and the former Walgreens at 4225 Connecticut Avenue. Franklin told the UDC Community-Campus Task Force in November that restaurants, a grocery store and a fitness center were among those interested, and that the university expected its Connecticut Avenue retail would be fully leased by mid-2021.
Although the timetable has been delayed by the pandemic, UDC is following through on the conditions of a letter of intent that it submitted when the Council approved UDC's purchase of 4250 Connecticut Avenue in 2018. UDC communicates regularly with Van Ness Main Street, which pushed for this letter of intent, about retail opportunities for its vacant retail space.
